As just discussed, We would suggest that use the following wording.

FAO ******** I can confirm that I will undertake to pay you an
introductory fee, upon receipt of an invoice, and if your client proceeds to legal completion. This fee will be paid on any deal which is sourced by me or an other. I am happy to confirm this so that I may have direct access with your clients.

So we know clearly what our roles are in any possible transaction. I will only want to deal with brokers who agree to proceed on this basis.
